What to know before you plan an addition

Your city decides the size

Every city sets its own setbacks — how close you can build to the property line — and limits on how much of the lot can be covered. Those rules, not the budget, often decide how big an addition can be. We check them for your parcel before design starts.

Plans come first

An addition is permitted construction. It needs drawn plans, and structural work needs an engineer's design. We coordinate the drawings and submit them with the permit.

Built to the Florida Building Code

New space must meet the current Florida Building Code, including its wind-load requirements for roofs, walls and openings. Bringing an older house's connection points up to today's code is part of the job.

Flood zones change the rules

If your home sits in a FEMA flood zone, local floodplain rules apply. When the cost of the work reaches 50% of the home's market value, the whole house may need to meet current flood standards — worth knowing before you set the scope.

HOA approval

If your neighborhood has a homeowners' association, it will usually need to approve exterior changes before the city permit.

Design and permitting come before any construction, and they take time. After the first walkthrough we give you a realistic schedule for each stage.

Permits where we build

Who issues your permit depends on exactly where your parcel sits — not on the city in your mailing address.

Winter Park

Winter Park runs its own Building & Permitting Services. In the city's local historic districts, exterior changes such as an addition can also need design review before a permit is issued. We handle both.

Orlando

Inside city limits, additions are permitted through the City of Orlando. Our Minaret addition was built here: a carport enclosure and rear addition with a new bedroom, walk-in closet, bathroom and an extra room opening to the back porch.

Unincorporated Orange County

If your address says Orlando but your parcel is in unincorporated Orange County, you permit through the county. The county requires construction plans prepared by a Florida-licensed engineer or registered architect, with a final inspection before the permit closes.

Seminole County cities

Sanford, Lake Mary, Longwood, Altamonte Springs, Winter Springs, Casselberry and Oviedo each run their own building division with their own rules. We confirm which one covers your address first.

Proof: the Minaret addition in Orlando

For a homeowner in Orlando we enclosed the existing carport and added square footage at the back of the house. The new space holds a bedroom with a walk-in closet, a new bathroom and an extra room that opens to the back porch through a new sliding glass door. We matched the new roof to the home's existing tile-shingle style, repiped the whole house, laid LVP flooring and fitted impact-resistant windows. We also remodeled the kitchen in the same home.
